Edmonton market report · September 2026 1,247 Edmonton homes sold in SeptemberHere’s my September market update. Edmonton’s market kept slowing into fall, and I want to walk you through what I’m seeing. Across the Greater Edmonton Area, sales have fallen three months in a row: 2,535 homes sold in July, 2,143 in August and 1,959 in September. That is 8.8% fewer than August and 23% fewer than July. The average sale price slipped from $475,079 in July to $469,602 in August and $466,080 in September, down 0.8% in the month and 1.9% over the 90 days, though still 2.9% higher than September last year. New listings rose 7.2% in the month, and inventory sits 16.7% above a year ago. (REALTORS® Association of Edmonton, July to September 2026.) Inside the City of Edmonton, 1,247 homes sold in September, and 8 in 10 sold below their final list price. On paper the supply still reads as balanced, at just under five months. The direction is what matters, and it is moving toward buyers: at the end of September, one in four homes for sale had cut its price in the previous 30 days. Every figure below is a sale that closed inside the City of Edmonton between September 1 and September 30, 2026, from the MLS® system: what buyers actually paid, not what sellers asked. I’ve linked each section to my full report, with every community. $417,000 median sale price | $296 average per sq ft | 35 median days on market | 97.3% sale to list |

What I expect this fall and winterI’m expecting a slower fall and winter than usual. Edmonton always quiets down between October and January, but this year it is starting from a softer place: regional sales have fallen three months in a row and are 10% below last September, inventory is 17% higher than a year ago, and sellers are still reducing prices to find a buyer. If you’re selling, I’d plan for more days on market and no room for an optimistic price. If you’re buying, I’d expect more choice, more time to decide and more room to negotiate than you had in spring. How I read these numbersI’ve worked in Edmonton real estate for nearly 23 years, and I put these reports together from every closed sale on the MLS® system, not from headlines. A citywide median doesn’t price a house. The last few sales in your community, in your price range, do. That is the work I do before I recommend a list price or an offer. |
What I’d do with thisIf you’re selling: half of Edmonton’s homes sold within 35 days, and 8 in 10 sold under their final list price. I’d set the price from what comparable homes actually sold for. We’re not in a market where aspirational pricing works. The community tables in each report are where I start. If you’re buying: buyers paid 2.7% under list on average, but the room varies by community and price range. I’d check both in the reports before writing an offer. |
